General Community Reminders

This notice serves as a formal reminder of the community guidelines outlined in the recorded CCRs for SOHO Square. Adherence to these rules helps promote safety, protect property values, and ensure a well-maintained community for all residents and guests.
Key Parking & Garage Use Rules (Per Sections 2.2(b) and 3.4(c) of the CCRs):• On-Street Parking:
Permitted only on a temporary basis (no more than 48 consecutive hours) for guests or service providers. Habitual or unrelated vehicle storage on the street is prohibited.
• Towing Enforcement:
Towing is actively enforced. Signage is posted in compliance with state law. Violations may result in immediate towing at the vehicle owner's expense.
• Garage Requirements:
Garages may not be converted into living space, storage, or offices without prior written approval through an ACC (Architectural Control Committee) application. Vehicle maintenance (other than basic upkeep) must occur inside the garage.
• Inoperative or Unlicensed Vehicles:
These must be stored inside enclosed garages and may not be visible from public or adjoining areas.
Key Leasing Restrictions (Per Section 2.2(c) of the CCRs)Homeowner Leasing Responsibilities:
• Submit all lease applications via the Association’s online portal at least 4–6 weeks in advance.
• Leasing may not begin until the Board provides written approval.
• A Tenant Acknowledgment Form must be signed confirming receipt of the CC&Rs, Rules & Regulations, and policies.
• After approval, owners must submit a Tenant Information Form and update the Association of any lease renewals or changes in contact info.
• Owners are responsible for all tenant behavior, including rule violations, damages, fines, and proper use of shared amenities.
• Only homeowners may submit maintenance requests, amenity reservations, or forms, tenants should not contact Management directly.
Short-Term Rentals Are Strictly Prohibited:
Airbnb, VRBO, party rentals, or any other short-term leasing is not allowed. Violations may result in fines of up to $500 per occurrence.
Amenity Center Use & Unauthorized Gathering Enforcement
All amenity reservations must be submitted and approved via the HOA’s official online reservation system. Facebook posts or informal notices do not constitute valid reservations and are not recognized by Management.Due to an increase in unauthorized use, the Board and Management will begin strictly enforcing existing policy allowing the temporary deactivation of amenity FOBs.
Effective immediately:
• Any homeowner who hosts or facilitates an unauthorized gathering will have their FOB deactivated for 1 to 3 months, depending on the severity of the violation.
• Additional fines or damage fees may also apply.
This action supports fair use and compliance. Once violations significantly decrease, the Board may reevaluate the need for this enforcement measure.
Key Reminders:
• A maximum of 4 guests per household is allowed unless a reservation exception is approved.
• Amenity reservation fees are reinvested in community upkeep, repairs, staffing, and technology.
• Management is not active on Facebook and does not monitor social media. Unauthorized events are typically reported by residents or the security guard, who may not always know whether an event is approved.
We appreciate your cooperation in using shared amenities responsibly and in accordance with the governing documents.
Common Area Use & HOA Safety Clarification
The HOA continues to invest in safety-related services, including landscaping, lighting, Flock license plate readers, and private security patrols. These measures are intended to support safety, not guarantee it.
To clarify:
• Common areas are “use at your own risk.”
• The HOA is not a landlord, apartment complex, or law enforcement agency.
• The HOA is not liable for personal injury, theft, or incidents that occur in shared spaces.
• Residents are expected to report safety issues or maintenance concerns promptly via the HOA’s website.
• The HOA is not a law enforcement agency and cannot respond to or investigate criminal activity. Any criminal or emergency matter should be reported to the Dallas Police Department directly.
Buyers were informed of the surrounding area and the nature of the HOA’s role during purchase. While the Association will continue to invest in meaningful enhancements, personal safety remains the responsibility of each resident.

Failure to comply with the rules outlined in this reminder may result in enforcement action in accordance with the governing documents. The HOA is committed to fair and consistent enforcement while respecting all due process rights.
